Projects - Ore Valley
Sea Space and the Homes and Communities Agency are leading the transformation of the Ore Valley, the largest of the three development sites within the Hastings Millennium Community programme.
To help shape the plans, the community have been involved in extensive discussions over the last five years, including three formal consultation exercises.
The plans include over 240 new homes, improvements to the rail and road system, new community facilities, a new college campus and enhancement of the area's green spaces.
Bellway Homes have been selected as the preferred housing developer for the scheme. Following community feedback, the plans now include a higher percentage of houses and less flats.
The housing developments are planned in the following phases:
- Phase 1 - Former goods yard site next to Ore Station (off Hughenden Road)
- Phase 2 - Broomgrove power station site (off Fir Tree Road)
- Phase 3 - Stills factory site (off Fellows Road)
- Phase 4 - Mount Pleasant Hospital site (off Frederick Road)
Timings
- Outline planning application approved for the whole scheme: May 2007
- Preferred housing developer Bellway Homes selected: 2008
- Planning application for Phase 1 submitted by Bellway Homes: November 2009
- Work on Phase 1 due to start (subject to funding): Spring 2010
- Start of construction for Sussex Coast College Ore campus: August 2008
- Anticipated opening of Sussex Coast College Ore campus: Summer 2010
- Timing of subsequent phases depends on housing market conditions

Development Sites
The majority of the development will be on derelict brownfield land including the former Stills Factory on Fellows Road, the Parker Road Industrial Estate, including the former goods yard next to Ore Station, the old Broomgrove Power Station site and the former Mount Pleasant Hospital site off Frederick Road.
Homes
The proposed new homes are to be two, three and four bedroom town houses and one and two bedroom flats. They will be built to Lifetime Homes and Housing Corporation Code 3 Standards, meaning they have a high level of environmental sustainability and the designs allow homes to be easily adapted through the lifetime of a resident.
Thirty per cent of the homes will be designated as 'affordable housing' available through Orbit Housing Association and many will be available as part of a shared ownership scheme.
Transport
A new road will make Ore train station accessible by cars and buses for the first time. Retail and office space, plus a public transport interchange, will bring new life to the station area.
Sea Space are in discussions with the train operating company and Network Rail on improvements to Ore Station and to the rail services.
College
The Ore campus of the new Sussex South Coast College is under construction on Parker Road on the former Industrial Estate site. The land was made available through work carried out by Sea Space and our partner SEEDA. The college will offer vocational courses for local people, including Construction, Engineering and Countryside Management courses and the campus will include an all weather playing pitch.
We are discussing with the Primary Care Trust regarding putting a new Health Centre adjecent to the college.
